Being a landlord

Your property needs to meet current safety laws, but the aim is to keep things simple and stress free. This usually means having an EPC, gas and electrical safety checks, smoke and carbon monoxide alarms, Right to Rent checks, and a council licence if your area requires one. Everything has an expiry date, so renewals are diarised and reminded for you, so you stay legal without constantly watching the calendar.

Getting compliant does come with some upfront and ongoing costs, but they are usually quite manageable when you know what to expect. Typical guide prices in the UK are around:
£60–£120 for an EPC
£60–£100 for a Gas Safety Certificate
£150–£300 for an EICR
£20–£60 per Smoke or CO Alarm
and in some areas (primarily in Norfolk in areas of Great Yarmouth) £300–£1,200 for a Council License. Renewals are spaced out over time (for example EPCs every 10 years, Gas annually, EICR every 5 years), so it should feel more like a steady trickle than a sudden shock.

A lot of landlords worry that once they hand their property to a letting agent, every little repair will cost a fortune. We get it.
That’s why we use a small team of trusted, fully insured local tradespeople — plumbers, electricians, gas engineers and general maintenance experts who won’t rip you off.
Because we use them regularly, we get fair, competitive rates, and in most cases it actually works out cheaper than arranging the work yourself. No overcharging, no mystery invoices, no nonsense.
Typical guide prices might be £60–£120 for minor plumbing, £70–£140 for an electric callout, £70–£120 for a boiler service, and £20–£40 for a new smoke alarm.

Rental profit is taxable in the UK, but there are allowances and expenses to soften the blow, so it is more about being organised than being afraid of HMRC. You pay Income Tax on your net rental profit (your rental income minus allowable expenses such as repairs, insurance, agent fees and some finance costs) at your usual tax rate, and most landlords must declare this each year on a Self Assessment tax return. There is also a small property allowance (currently £1,000 of rental income a year that can be tax free) and, when you eventually sell a rental property, capital gains tax may be due on any profit above your annual CGT allowance, so it is wise to keep good records and have a friendly accountant or tax adviser on speed dial.

We recommend all our landlords consider a specialist landlord insurance policy that includes legal expenses and rent recovery cover. Some of the trusted providers we often see doing this well are Alan Boswell Group, Total Landlord Insurance (via NRLA), and Hiscox.
We don’t sell insurance ourselves, so we strongly recommend you shop around, check the policy wording, and pick a policy that matches your situation. We suggest you ask for cover that includes: eviction and repossession costs, unpaid rent, tenant damage, and legal cost cover of at least £50,000.
