Short Stay holiday let management

Owning a holiday home should feel JOYful!

That’s where we come in, your friendly, Norfolk-based Airbnb co-hosts, here to help your property shine and your guests feel at home.

Whether you live nearby or miles away, we look after every little detail so you can relax and enjoy the rewards of hosting without the daily messages, laundry and guest questions.

You provide the house. We provide the sanity.

We can take care of everything:

  • Property styling & listing setup
  • Guest communication
  • Cleaning and presentation
  • Laundry and linen
  • Maintenance coordination
  • Pricing and calendar management

Consider us the reason you’ll never have to Google ‘how to fix a boiler’ on Christmas Eve. We handle the grit, the grime, and the guests, so your relationship with your property remains purely romantic (and profitable).

What is an Airbnb Co-Host?

An Airbnb Co‑Host is your friendly, real‑life partner in making hosting effortless. Backed by Airbnb’s tools and support, we do everything a holiday letting company does just without the hefty overheads, so your wallet gets a well‑earned break too.

You can track everything in the Airbnb app

Transparency is how we keep things running smoothly together. You stay fully in the know with access to your Airbnb app, see guest messages, bookings, and earnings anytime you like. We handle the daily bustle, but you are never out of the loop.

You maintain full control of your listing, profile and guests

Your listing remains entirely yours. You keep your reviews and Superhost status while we simply handle the workload. We follow your house rules and pricing strategy strictly, giving you the flexibility to adjust permissions or take back the reins anytime.

Benefit from experienced local knowledge

Local know‑how makes all the difference. From smart pricing and seasonal trends to trusted cleaners, trades, and guest recommendations, local knowledge helps your listing perform better while avoiding costly mistakes.

You free up your time

No more midnight pings, scramble‑cleaning between guests, or frantic key handovers. We handle every part of hosting — enquiries, stays, and reviews — so you can actually enjoy owning a holiday home.
Your place does the hard work; you get your weekends back.

Being a Host

Your property needs to meet current safety laws for short-term lets, but the aim is to keep things simple and stress-free. This usually means having a documented Fire Risk Assessment, an EPC, gas and electrical safety checks, interlinked smoke and carbon monoxide alarms. Everything has an expiry date, so renewals are diarised and reminded for you, so you stay legal without constantly watching the calendar.

Getting compliant does come with some upfront and ongoing costs, but they are usually quite manageable when you know what to expect. Typical guide prices in the UK are around:
£60–£120 for an EPC
£60–£100 for a Gas Safety Certificate
£150–£300 for an EICR
£20–£60 per Smoke or CO Alarm
£200-500 for a professional Fire Risk Assessment (FRA)
Renewals are spaced out over time (for example EPCs every 10 years, Gas annually, EICR every 5 years), so it should feel more like a steady trickle than a sudden shock.

We use a small team of trusted, fully insured local tradespeople — plumbers, electricians, gas engineers and general maintenance experts who won’t rip you off.
Because we use them regularly, we get fair, competitive rates, and in most cases it actually works out cheaper than arranging the work yourself. No overcharging, no mystery invoices, no nonsense.
Typical guide prices might be £60–£120 for minor plumbing, £70–£140 for an electric callout, £70–£120 for a boiler service, and £20–£40 for a new smoke alarm.

Airbnb offer Aircover for hosts, read more about it here.

We recommend all our landlords also consider a specialist Airbnb insurance policy. Some of the trusted providers we often see doing this well are Pikl, i4me Airbnb cover, and Everywhen.
We don’t sell insurance ourselves, so we strongly recommend you shop around, check the policy wording, and pick a policy that matches your situation.

Covering North Norfolk and Norwich

We pride ourselves on adapting our service to your needs. We’re not afraid of rolling our sleeves up and helping clear out the garage — though we can’t promise not to get distracted by the charity shop pile or that suspiciously useful-looking bit of wood. From tackling last-minute DIY jobs to making sure everything’s picture-perfect for new tenants, we’re here to make life easier. Honest, down-to-earth and proudly Norfolk – that’s how we like to do things.
